Thanks for all the advice chaps, some things to look into and think about.

As for finding a lodger, it would most probably be a new graduate starter or placement student where I work, so that does kind of filter out scrotes and hopefully means I'll get a reasonable person in.

Try to consider renting out several rooms, you have enough anyway, and you will find that the lodgers pay for your mortgage and even leaves you with cash in hand.
Polish arent that bad. you can even rent them a car.
Trust me this advise is first hand, we rent out a complete house in this way and several cars. The law in UK should not differ to much from ours.
It is maybe different when you have to live there yourselve as well.
Think carrefully and take a wise decission, no contracts, cash in hand is the only way.
