How much does a unit cost with enough room for 1 or 2 minis, tools, and adequate room to work around them and power obviously.

depends on where you live, ideally a farm unit seems to be the cheapest. If you're looking at a proper unit the cost shoots up by the time you add vat to the rent, then insurance, then electric, etc etc.
