I'm thinking of taking a lodger in for 12 months or so to give me a bit more cash to play with every month, seeing as I live in a 4 bedroom house and there is just me and the cat I've got enough room.

Anyway, has anyone done this, and can they enlighten me on the legal side of tenancy agreements and so on, basically I don't want to end up getting shafted in any way.

I've done it a few times, got a lodger at the moment, although he's only a mate.

Never done it legally, just done it cash in hand etc.

I was going to do it cash to me etc, just not sure if its worth having some sort of tenancy agreement which says I can boot them out if they don't pay rent, notice, bond etc etc....

if you were down south you could sell it and get a 2 bed place and pocket the 1/4 million pounds difference.

were i live an ex-council 4 bed place goes for over £250,000 and a real nice 4 bed house can be over 1million

how will i ever get on the property ladder? also a mobile home can be up to £100,000!!!!!

I don't see why you can't just write your own 'rules of the house'. As long as they are sensible and legal rules then if signed it is essentially a contract.

Firstly you need to check with your mortgage that you can have lodgers. Most have some clause or other, preventing it (usually) or allowing it.

Also, you can have so much money per year tax free income from lodgers, can't remember the amount (£3K to £4K i think). Worth checking.

I don't think that if you have a live-in lodger that you have to comply with any health and safety bollocks either.

4 bed house, semi detached, in a good area of town, quiet road, apart from my house no old cars in front garden (ha ha) £156k when I bought it with the ex-mrs, now 12 months later valued at £165k, the extra money would be handy to help me not be so skint whilst I get used to footing all the bills on my own....

Wil I'll have to look into the mortgage part of it, my plan is to use any money I get from a lodger over and above what it will cost me extra to pay onto the capital of my mortgage.

fuck me, that gets you a 3 bed terrace or a new 2 bed flat in swindon these days.

We've got a lodger / trainee teacher, really nice too, just do cash in hand job. Make sure its someone you can trust, considering they have a key to you're house.

I have just had to draw up a tenancy agreement for my mother to keep the mortgage people happy.

Just got one off the net for £4 and it's got all teh corect wording.

Just google for them and pick th eone that suits best!

Get a tenancy agreement you will be fucked if they decided not to pay the rent.
Make sure you get a deposit not so much to cover damage but so you are not out of pocket if they disappear. You used to be able to get tenancy agreement in WH Smith or you could look online like here:-

i'd thought about it as i'm the same, 4 bed with just me and the dog!

but then decided i couldnt be arsed, as i wouldnt be happy leaving the house and then there would be somebody else kicking about all the time in the lounge etc etc.

the problem is guarantee'in you get a gud'un.

I'm always skint but prefer to have my own space.

On another note, sold my house today!!! woohoo! big garage here i come!

I've got a friend who often has lodgers and apparently the law is very much in favour of the home owner, where as if you're renting a property & the land lord lives else where the law treats both parties more evenly.

on a serious note......no imagrants.....So ignore ploish pole dancer.
Make sure its an English lass, professional job, ambitious, dedicated, and likes to experiment!
