Are there any rules / laws that require public buildings to be checked periodically for structural integrity? I tried google searching but got no where.

Over the weekend I was asked to do some work in the roof of a 200 year old building as the people that mange it are OAPs and are incapable of getting up there. Whilst I was in the roof I noticed that the beams / framework that holds up the ceiling didn't look too healthy. When I reported back that I was concerned I basically got told "it's been up there for 200 years and hasn't gone any where yet." Now I'm not a structural engineer and wouldn't know where to start when it comes to working out how much weight a beam can hold, so I could be worried about nothing, but I'd hate for something to go wrong and for a member of the public to get injured.

I know in holland firemen have to check these buildings anually but that is mainly for emergency exits, extinguishers etc.

What made you think "it didn't look healthy"?

Were these metal beams? If you can give me info on the dimensions and span I can do some quick calcs on weight carrying ability..

I would of thought old public buildings have periodic checks. Have a word with the people your working for.

Yep OT.

Totally unrelated to the people I work for, it was purely a case of helping out & as I said the people that manage the building don't seem too concerned.

They're mainly timber, with a few RSJs added at some point in the past, looks like hard wood, a lot of it is warped and cracked and some of the tenon joints are being pulled apart. As for sizes and spacing I can only guess as there's no way I'm going back up there with a tape measure to find out. In my view it really needs to be looked at by a specialist.

every building owner and/or occupier (depending on lease obligations) has a duty of care to maintain their building although there is no specific statutory obligation to inspect annually.

If you have a genuine concern for the building (and the safety of the occupiers and general public) I'd suggest you report it to the local Building Control Department who will be duty bound to inspect.

yes, they issue building warrants etc but they are also responsible for dangerous buildings

If it is a public building I'm suprised their insurers don't have it inspected periodically - I'm sure they would be interested if their was a thought (however 'unprofessionally' based) that something could be of concern.
