Hi,

I want to extend my garage in the next year or so and am wondering if anyone has any experience of this.

It is currently detached from my house, and is sat further forward than the front of the house.

It has a flat roof and is a single garage, I want to extend to one side by roughly 2 meters to the boundary of my garden and put a pitched roof.

I have read about the pitch having to be beneath 4m and if closer than 1m to a boundary then it needs to be made of a non combustable material.

I am a little unsure about the fact it is forward of the front of my house..

Do I need to apply for planning permission, or can I get away with building's concent?

I would speak to someone at your local planning authority - they will be best placed to advise.

last thing you want is to spend time and money on it for someone to then report it and you to end up having to pull it down.

I want to do a similar thing and marks right.
Unfortunatly gettin the local authority to do anything means paying them. I think its around £100 just for them to say if you need planning permission or not.

In most cases it is straightforward, Permitted Development providing certain rules are met - but I think you may fall foul of the existing one being in front of the building line.

Mine is no problem because it is behind the house (going to be 90m^2 when I build it and Council have confirmed in writing it is PD, no Planning required, just Building Regs as it is over 30m^2).

check the local planners regarding permitted developement; it should be quite clear. there are usually limitations on overall size, height and proximity to boundaries and neighbouring buildings.

If the total floor area is less than 30m2 then building warrnat shouldn't be required however it is still a legal requirement to undertake any building works to an appropriate standard
