Hi, we, I mean the misses has decided that she wants an extension on the front of the house which will require drawings etc, does anyone know how much this will cost?
I have done some basic ones to scale but I think they laughed at me, therefore these need to be done by an architect or a junior. can anyone on here do this or can recommend anyone in Worcester. thanks

Depends on what you want the drawings for. If it is for planning permission you can getaway with pretty crap sketches. But for building control you need proper detail.

I am going through the same at the moment, although my extension is a bit bigger than you are talking about. I have gone the architect route and just for the planning skeches it is costing me about £300.

you should be able to view the current application in your area on line; as part of this, you'll be able to see who the agents are. give the4m a call and get some quotes.

I've had some clients who have been tempted in the past by 'one stop shops' for planning and warrant applications and all I can say is you get what you pay for. Have a word around (as you are obviously doing) and go by recommendation - its pays in the long run.

as for costs, it would be un-professional for me to comment on what others charge!

Have you been in touch with any builders? You will find a lot of builders will do the design and build for you these days. Also do you know if this is the first extension to the house or not? If its the fist and the size of the extension is the same or less than 10% of the original house i dont belive you need planning permission either but just check that. As it also depends on another of other factors.

I know you can do a single storey extension the width of your house upto 3.5 or 4m deep with no planning permission obviously you will require building regs

Some buildings inspector companies will work with you and inspect and give permissions as the builders go along, therefore you might not need specification drawings.
I know I've doe it his way for a large garage, don't know if the same wiould apply for a dwelling extension.

permitted development doesn't extend to every address.

I'd also avoid any design and build contractor

I know a guy who I have done work for building an extension, who is fairly local if you want him to do the work (depending on cost) who could probably put you in touch with some people for drawings etc. He's also a mini nut haha. Most architectural technicians will be able to do drawings and planning if required , they will also advise on what you need regs wise and planning , as a rule its generally hard to get permission to extend forward but obviously varies with different councils . Yell . Com search for architectural technicians should bring ones up in your area.

Planning permission to build forward does not vary with councils, it varies with the building. I am building infront of the original build line, but I doubt that I will have a problem because I have no close neighbours. If I was in an estate or a terrace then it would be a different matter.

Do not disregard a D&B contractor. If they design the building and it fails building regs/controll etc they are liable. If you produce drawings for contractors to work to you then have the responsibility of the drawings.

thanks for all of your advice, we have looked at the cost of getting it to planning and for what we want we thinks the initial cost is not worth it, so we have decided to do stuff on the back, we can build out up to 4 mtrs here without planning needed.
