hi

im just wondering what the rules are on the size of a barn/shed that can be built in your own back yard without planing permission.


i have been told differnt things about the rules etc and dont know if im able to do what i first planned on doing.

any help would be a great help!

Isn't a shed classed as a temporary building? So no planning etc.
Hope not....building a 10ftx12ft in my garden!

every area has a different plan with respect to permitted developement. The best thing to do is call you local planning office and ask.

If it is larger than 30m2 floor area you will need a building warrant regardless of whether planning is needed or not. Most decent single garage sized units will be fine.

As an example, I'm able to built a garage in the garden min 5m from my house and 4m high if it has a pitched roof or 3m high if it has a flat roof.

Sold the turbo and seeing what the C20XE can do!

there's also something about whether the sides are open or not when its built. then slowly over time brick them up *wink*

think it has to be open on one side or something for it to be exempt.

well my plans are...

1 meter away from the boundry fence. its over 5 meters away from my house not sure how many but its defo over 5 meters.
4 meters to the ridge
5x9 meters big
concreat base
timberframed so it will be like an old barn style building
have water and electrics (lights and a sink and possibly a heater)

next door will kick up a fuss no matter what i do so its best to know im in the right before they do!

ill have to ring the council up and see what they say about it.

Be careful putting water into it......they might think its another house.

A temporary building isnt such a big deal perhaps, but I know we didnt get water put into my fixed garage for planning reasons.
Dont recall the specifics, but water inside was a no no....outside tap was fine though.

speed didn't kill me, but taxation probably will

in Yorkshire 5 metres from the house, it don’t need planning permition if..............................

the surface area don’t exceed 30msq and the height don’t exceed 5 metres you dont need planning

i built my garage 5.2 metres from the house height 4.8 metres
it did come under the planning regs though as it exceeded 30 sq meters floor area........ look into the local regs and bend the rules to suite.... just scraping in there

Pretty much as above, the key is to get it confirmed as "PD" (Permitted Development) in writing - my council have all the rules on their website and a simple form to send in (with a sketch) and after a quick chat with the Planning Officer, I got a letter back saying that (in their opinion) my proposal was PD.
The only slight twist to the 5m away from the house rules is that it must be all outbuildings are 5m away including any existing ones.... Luckily my builder had built the original garage 5.2m away for just that reason.
You will need Building Regulations approval for a floor area greater than 30m sq though even if it is PD, I'm currently "debating" this with my Building Inspector as he wants foundation depths deeper than I want because of the number of trees nearby !!!

well my nigbours are absolute tossers!!
2 oldish women that have nothing better to do but complain about everything!
they filmed my the other day moving the old truck down the garden! and take photos of all sorts of stuff!
i recon they record me in the mornings going to work as they say i rev my mini up! lol
they moan about me working on my mini etc!
even though most of the noise comes from them arguing between each other and there dogs barking all the time!!

thats why i need to be carfull what i do! lol

If it's not on your council's website, just talk to your Planning Officer - the rules are "national" (something called GDO95 (General Development Order 95 ???)) but do seem to have local variations.
My Planning Officer was very keen to help me make sure my proposals were Permitted Development. Planning around here are very approachable.
My Building Inspector was overseeing some other work I was doing so I just discussed my plans informally with him and he was fully in favour of my proposed design, but just thought my foundation pads should be deeper...

Talk to them, get them on your side, and neigbours become irrelevant....

The problem is that if you report them it is on file that you have problem neighbours. When you come to sell you have to say you have problem neighbours. In fact legally you have to say if you have reported it or not, but if you have reported it you have no option.

Just ignore them and get on with it. Make sure you do it by the book and all will be OK. Best way to piss them off is get a big shed that is legal and no matter how much time and money they spend complaining you have the upper ground.
