there is a warehouse with a sighn that says there is space to let with in it, i rang up and he said i show him how much i want then he will board that bit up. but i really havent got a clue what its worth..
to me its worth 10 pounds a week, i dont want to spare anymore than that, there is 2 of us so thats 80 quid a month, what kind of size should we be looking at for that? just after a few pointers from anyone who might have had a shop around in the past:)

I used to rent a 20 foot by 8 foot shipping container. £55 a month plus ground rent and ellectricity. Worked out to about £100 a month depending how much ellectricity I used.

Would have just fitted 2 round nose mini's with a couple of mm to spare.

depends on where you are and what spec the space is. Commercially, warehouse accomodation is valued anything from £1.75 up/sqft/year plus rates and any service charge.

as a guide, our last place measured about 15m x 10m and cost us £210/month. currently we pay £180/month for half a chicken shed which is about 7m x 14m.

one point of note, our last place was a sectioned off part of a larger unit and security was a pain in the arse

units near me, about 8 by 20m and easily tall enough for a messanine floor are £6000 +vat per annum, min of 3 year lease...

right thanks for the pointers, i had a closer look today and it says from £1 a sq ft, will this be per year?? i supose all will be made clear on monday i just dident waant to run in with my eyes closed and get blatantly ripped off:)

surely these are all questions youll need to ask who ever is renting the space. "borded" doesnt sound to secure to me tho

no longer a series, but still 1.3 turbo.

Use the current financial climate to you're advantage, sadly there are a few small companies going to the wall at the moment and empty lockups are getting more plentiful so you should be in a good position to haggle the price, remember some renting the lock up brings in more money than an empty lock up.

£1/sqft should be a yearly rate. does the guy own the space? is there any other charges like rates, service charge etc.

on certain estates, each building pays towards the cost of common repairs and management, gritting etc and this can quickly double the cost of the unit.

To give you some examples from up here, where I'm on the hunt for something..
1700 sq foot (plenty of room!) village location, very basic, about two sockets and one striplight!, no WC, is 3750 per year, don't know what the rates were though, standard 3 yr FRI lease.
600 sqft new build on out of town industrial estate, block of six, in compound, big roller door, personal access door, WC, is £4000 p.a, for a 3 yr lease, rates not known as its not finished yet.
443 sqft, small unit in town ind est, is 4350 p.a,WC, 2 parking spaces allocated.
Single unit (dunno the size yet *wink* ) in a block of 7 or 8 (old utilities company yard if you can picture what that might look like) thats 75 per week plus electric?
There is another development i went to look at thats 'from £1 per sqft' but that was stone and block built farm buildings that were totally unsuitable, ie needed a lot of work to make secure, which would bump the price up, as the landowner would do the work to make it suitable for the planned use.

Don't forget its all +vat,rates, electric, insurance, where applicable.

right! first of all thanks everyone for your input!
i went to see the place yesterday and he has 2 places on offer, one of them was too small for what we want. the other space was pretty good, it was fairly secure with an electric gate and padlocks also on the gate.. (other than sharing the place with 2/3 other companies in the same building).
it was 3.75 per sq ft for the year, this includes insuarance and rates, electric is on top. no WC and i have to pay to board my bit off ( my dad is a joiner but the price of the chip board itself is still at my cost) it works out at £3000 a year for the space we want, between the 2 of us it works out at £40 a week/£150 a month each. for just a hobby its far too much to be honest. but i might just give him an offer and leave it with him.. as rob pointed out, if its left empty he may aswell bring something back from it.

keep an eye out and ear to the ground for a space on a farm - you will find the odd farmer happy to rent out an old shed for some cash in his pocket

i built a workshop on a mates farm last year and pay just over 100 quid a month rent but dont have any leccy, hopefully i will have my genny soon though! best bet as they say is a farm with a decent barn to let you have!
